This statement is made pursuant to Section 54 of the Modern Slavery Act 2015. Essex & London Property Management Group Limited (trading as Housing Placements) is committed to preventing modern slavery and human trafficking in our business operations and supply chains. This statement sets out the steps we have taken and continue to take to ensure that modern slavery is not taking place within our organisation or in any part of our supply chain.

1. Our Organisation

Essex & London Property Management Group Limited is a property management company registered in England and Wales (Company No. 15911160), trading as Housing Placements. We are based at 11 Station Road, Harold Wood, Romford, RM3 0BP. We provide temporary accommodation management services to local authorities and guaranteed rent schemes for landlords across Essex and London.

2. Our Commitment

We have a zero-tolerance approach to modern slavery and human trafficking. We are committed to acting ethically and with integrity in all our business relationships and to implementing and enforcing effective systems and controls to ensure modern slavery is not taking place anywhere in our business or supply chains.

3. Our Supply Chains

Our supply chains include property maintenance contractors, compliance certificate providers (gas safety, electrical, EPC), cleaning services, and professional service providers including legal and financial advisers. We recognise that certain sectors carry a higher risk of modern slavery, including construction, cleaning, and property maintenance.

4. Due Diligence

We take the following steps to identify and address the risk of modern slavery in our supply chains:

  • We only engage with reputable, established contractors and service providers.
  • We require all contractors to confirm that they comply with all applicable employment laws and that they do not use forced, compulsory, or trafficked labour.
  • We conduct checks on new suppliers to assess their compliance with employment legislation.
  • We encourage employees and contractors to report any concerns about modern slavery without fear of reprisal.
  • We review our supply chain relationships periodically to identify and address any emerging risks.

5. Risk Assessment

We assess the risk of modern slavery in our operations and supply chains as low, given the nature of our business and the professional services we procure. However, we recognise that property maintenance and construction activities carry a higher inherent risk, and we apply additional scrutiny to contractors in these areas.

6. Training and Awareness

We ensure that all directors and relevant staff are aware of the Modern Slavery Act 2015 and understand how to identify and report concerns about modern slavery or human trafficking. We provide guidance on recognising the signs of modern slavery and the steps to take if concerns are identified.

7. Reporting Concerns

Any employee, contractor, or third party who has concerns about modern slavery or human trafficking in connection with our business should report these concerns to the senior management of Essex & London Property Management Group Limited. Concerns can also be reported to the Modern Slavery Helpline on 0800 0121 700 or at modernslaveryhelpline.org.

8. Key Performance Indicators

We measure our effectiveness in combating modern slavery through the following indicators:

  • Prompt investigation and resolution of any concerns raised.

9. Approval

This statement has been approved by the directors of Essex & London Property Management Group Limited and will be reviewed and updated annually. It applies to the financial year ending 2026.
