The questions landlords and housing teams ask us most often, about guaranteed rent, compliance, placements and how we work.

For landlords

What is guaranteed rent?

We lease your property for a fixed term and pay an agreed sum every month for the whole of that term, whether the property is occupied or not. There are no tenant-find fees, renewal fees or management commissions.

Do I still get paid during void periods?

Yes. The monthly payment continues for the full length of the agreement, including any period when the property is empty between placements.

How long are the lease terms?

Typically between one and five years. Longer terms usually attract a higher guaranteed figure because they give us greater certainty of supply.

Who handles repairs and management?

We manage the property day to day, including inspections and routine repairs. Structural work and matters that remain the owner's legal responsibility stay with the landlord, and everything is set out clearly in the agreement.

What condition does my property need to be in?

Sound, weathertight and free of Category 1 hazards, with a valid EICR, a gas safety record where applicable, an EPC of Band E or above, working smoke alarms, and an HMO licence where one is required.

Are you an approved provider?

Yes. We are approved to supply local authorities and operate in line with the Housing Act 1996 and the expanded duties under the Homelessness Reduction Act 2017.

How quickly can a placement be made?

Where suitable stock is available we can usually confirm within the same working day. Our team will tell you honestly if we cannot meet a requirement rather than hold a case open.

What certification is supplied with a property?

Gas safety record, EICR, EPC, fire risk assessment, HMO licence where required, and legionella assessment. All certificates are provided on request and kept current.
